A Community Network for Bowes Park and Bounds Green
Hello everyone,
Due to a rapidly expanding family we need to convert the loft of our Bounds Green terraced house into a bedroom.
Has anyone had a loft conversion done recently? Which builder did you use and can you recommend them (or warn against them....)? Any other helpful advice about the pleasures and pitfalls of this type of project would be much appreciated.

Robin mob 07791740974. He's got some interviews coming up so he maybe be out of circulation soon. I also know an architect from the same firm who is still working there and lives local in Muswell Hill - he is just getting married so is not available till after 1st Oct. Robert Pike. As a QS I am used to comparing procurement routes and quotes. Let me know if you want me to have a look - I would be interested to see what they provide you with. Companies who do just lofts should be very experienced - so am interested to see if they are more expensive than the architect route. I think they tend to sub out the work to gangs and charge quite a hefty premium on top. As you have pointed out the contractors quote is not based on a dwg but to be fair he may stick to his price once he's seen the dwg. As you also say the Loft Company's quote would prob go up once you start changing materials and spec to your personal preference. Getting all the quotes on the same basis can take a bit of back and forth work but worth it. Tom

Thanks for the contact details, I'll give Robin a call. Also I appreciate the offer of further advice on the quotes - I can see this is a complicated business (unless you leave everything to a loft company and pay the premium) - think I'll be needing all the help I can get. Looks like the first step is deciding what we want/need and getting the plans done....

Short notice but on Sunday I am meeting up with a bloke I know through someone else who does loft conversions for Loft Companies. He does do private work so if you wanted I could come over with him and he could give you another price for your file. I spoke to Robin yesterday as there was some dwgs I wanted doing - he is moving soon and was a bit unsure how much time he could dedicate to private work - he has given me the name of another architect from the practice is does more private work than he does - Oliver - I can get his detials as well. Robert is getting married next weekend so I know he couldn't start till after the 1st (no honeymoon). They are all concerned about people with demanding timelines, as this is work they are doing in the evenings and at weekends. Let me know about Sunday 07717 342246. Tom
